Funding Impact
Improving Access to Care – The funding will specifically be used for the development of workforce housing in relationship with the St. Luke’s McCall Foundation. This will allow St Luke’s McCall to hire and retain staff that would otherwise relocate to areas with more available and affordable housing. Investment in health care workforce housing will help ensure the availability of health care services that are currently offered and the opportunity to expand services. This project also helps improve the current housing crisis in Valley County by improving the inventory of workforce housing options.
Purpose
The McCall Memorial Hospital District’s mission is to ensure access to quality healthcare for our community. A critical challenge to that mission is the region’s severe shortage of affordable housing, which impacts St. Luke’s McCall’s ability to recruit and retain healthcare professionals. The Hospital District Board, together with the St. Luke’s McCall Foundation, recognized this impact and determined that investing in workforce housing is a responsible, long-term strategy to help stabilize the local healthcare workforce and expand the community’s overall housing inventory.
When healthcare professionals can live locally, patients benefit from more timely access to care. Departments are better staffed, operate more efficiently, and emergency services are better able to respond.
The Trillium Ridge development is approved for 38 townhomes in total. The project will be built in phases as funding becomes available and as ongoing workforce needs are evaluated. The Hospital District Board cannot commit to funding beyond the current fiscal year and will review and determine funding on an annual basis through its budget process.
The project will include a mix of two- and three-bedroom townhomes. Modular construction of the development was chosen for its cost-effectiveness, efficiency, and proven performance in winter climates like McCall.
The first four townhomes will be ready for occupancy in spring 2026. Offsite construction of the second 4-plex is underway with occupancy anticipated in fall 2026.
To ensure affordability, rent will be set at no more than 30% of an employee’s household income.
This long-term investment reflects the Hospital District’s and the Foundation’s shared commitment to strengthening the healthcare workforce and sustaining reliable access to quality care for the McCall community.
